I have a Tenant who is renting one of several rooms in a home setup for Professional Travelers. He is on a Month to Month lease. He's been on that lease for over a year. He came to town on a 1 year work contract.
We weren't the greatest of dance couples. With hundreds upon hundreds of tenants over the past 20 years, and over 1000 short term rental groups, not all matches are made in heaven.
There were minor issues over the year that arose and we just couldn't seem to communicate succinctly and clearly.
In March, my cleaning person called and said there were water spots on the wall by the jetted tub she couldn't get to come clean. I sent my maintenance person over, he couldn't either. Whatever they used, it must have had some bleaching component in it, and the odd part was it was several feet and around corners from the tub too. What the heck.
There were two tenants that shared that bathroom. We knew one loved to take baths. The other had moved out. When I asked the remaining tenant about the damage, he disclosed he had had guests over. I terminated his lease as a result of that admission due to the nature of the lease and the home. What should have been a simple moveout matter didn't go as it should have. He seemed to imagine he wasn't on a month to month lease and he seemed to have gotten some advice from a legal service that was woefully odd.

He will not remain anonymous, but we'll leave it that way for now. Others deserve a heads up and he seems to need to class on social etiquette.
